As a property owner, paying property taxes on time is a responsibility I take seriously.
Having owned three homes in the U.S.,
I had never once been late paying property taxes—until December 2023.
How I Ended Up Paying a $700 Penalty
I was under the mistaken impression that
—I had set up automatic payments after switching banks.
Confident that everything was on track,
I didn’t check until a week later when I realized the payment hadn’t gone through.
By the time I paid, it was late.
The penalty? A staggering $700+. 😭
I was so frustrated that I imposed a three-month shopping ban on myself
—as a form of self-discipline. That memory still lingers vividly.
Discovering the Appeal Process
When April 2024 rolled around, I was determined not to repeat the same mistake.
While visiting my county’s property tax website, I stumbled upon something interesting
: a way to APPEAL a property tax penalty.
I had no idea this was even an option!
Although I can’t guarantee success, I decided it was worth a shot.
For those who might find themselves in a similar situation,
here’s a step-by-step guide to appealing a property tax penalty online.
Step 1: Find Your Property Tax Records
- Go to your county’s property tax website.
- Search for your property by entering the address.
- Look for your tax payment history, including the penalty payment.
- Below the penalty record, you should see a link for
- — “Appeal” or “Request Property Tax Penalty Cancellation.”

Step 2: Submit a Property Tax Penalty Cancellation Request
- Click on the “Request Property Tax Penalty Cancellation” link.
- You’ll be directed to the official cancellation request page.
- Look for the Property Tax Penalty Cancellation Form Online option and click on it to proceed.

Step 3: Provide Your Name and Email
- Enter your name exactly as it appears on your property tax bill. This ensures smooth verification.
- Include a valid email address where updates or further instructions can be sent.

Step 4: Fill in the Details and Submit
- Provide detailed information about your property and explain why the payment was late.
- Be as thorough and honest as possible to strengthen your case.
- Once you’ve completed the form, click Submit—and you’re done!

Will You Get a Refund?
Honestly, I don’t know.
There’s no guarantee, but appealing is better than doing nothing!
For reference, I also submitted a formal letter explaining my situation.

Appeal for Property Tax Penalty Waiver – Tax Year 2023-2024
Dear Santa Clara Property Tax Officer or who may it concerned
I am writing to respectfully request a waiver for the penalty of $787.44 incurred on my property taxes for the 2023-2024 tax year.
The total amount due was $6,824.42, and while I submitted the payment of this amount on April 10, 2023—the original due date—unfortunately, the payment was processed late by my bank and completed on April 17, 2023. This delay occurred as a result of switching banks and forgetting to update my automatic payment setup.
Since purchasing my home in April 2018, I have always paid my property taxes on time, without any delays—this was my first and only instance of a late payment. I’ve continued to make timely payments since then as well.
I was not initially aware that an appeal process was available for such penalties, and had I known, I would have filed immediately. I sincerely believe that the penalty of $787.44 is disproportionately high for a payment that was delayed by only seven days, especially given my history of timely payments.
I kindly ask for your understanding and request a one-time waiver for this penalty. If a waiver is not possible, I would greatly appreciate any consideration for a partial refund or adjustment.
